I have rented my house to the Tenant exclusively for residential purposes. However, he has been using it both for residential as well as the business also for he has opened a coaching institute for the last 5 years only. The tenant is neither paying the rent nor vacating the house. The house had been originally rented to the father who passed away and now the coaching institute is being run by the son. I am seeking reconstruction and need to have the house vacated.
File a suit for eviction on the ground of non-payment of rent, misuse of the property and bonafide need. before filling the suit, get a legal notice issued to him for eviction. the law is favourable to the landlord in such cases when the tenant is a defaulting party.
