Hi, I have done a agreement of the agricultural land 2 months ago an dpaid 20lacs while agreement. That is ancestral property and owner is aged 62 years, now came to know he has 3 sisters of which 2 are dead so now do we need the signature of the died sisters children will they have any rights?

Yes you need consent of all the owners before buying an ancestral property because as per law, after the demise of co-owner, the legal heirs get a share in the property so it is advisable to get signatures of all the living legal heirs on the agreement before finalizing the sale because the seller is not the complete owner of the ancestral property.
however if the Owner is selling the property as a Karta of HUF and is doing do for the legal necessity of the HUF then in that case no signatures are required.
