Land sale agreement expired and I want return back advance also but buyer not ready for it,and he is saying agreement will be valid for 3 years, is it true?,if yes how can I get late compensation ,why I am asking compensation because agreement expired 10 months back now lot of difference between rate that way I am asking compensation but he is not ready for it.i had more offer more than his rate but he is objecting and he is saying that registration on 10 months back rate, what can I do, please tell me sir, thank you

If the time was essence of the contract then he cannot insist on registration of the document. Issue him a legal notice for return of the papers , if he doesnt do, you will be required to file a civil suit seeking compensation.
