Property division between siblings

Question

An aged couple has 7 children – 3 brothers – Akash, Ajay and Avinash, and 4 sisters, all grown adults, married and with kids of their own, settled and living in their own houses. The aged couple have their own separate house, with a 3-floor construction. After the demise of the aged couple, with no will being present, this residential house of theirs needs to be divided. The sisters don’t have too much of interest in the property and are willing to go with whatever the brothers decide. Akash and Ajay, among the brothers, are willing to sell the house and divide the amount among the siblings. But Avinash doesn’t want to sell the house, and wants each of the 3 brothers to claim and live in one of the 3 floors, he is willing to move out of his current house and stay here. Given that Akash and Ajay also have their own house and family settled elsewhere, they do not wish to move from there and stay here in this house. Also Avinash is not willing to provide any reasonable compensation to other siblings and claim the entire house.
What are the possible options here for Akash and Ajay to resolve this issue.

  1. If the sisters are not intending to take any share then the question remains between three brothers. The other two should be compensated in view of the money if they are agreeable else get each floor registered in the name of the other. The person willing to shift can occupy the ground floor and the rest two floors can be sold by each brother. If Avinash doesnt want to give compensation, for that the other two brothers needs to agree to give up their claim on the house.
