Termination of rental agreement for a shared flat

Question

I am currently staying in a shared apartment with 4 other people in Bangalore. 2 out of 5 people want to terminate the rental agreement.
Is it possible and how can we take it.
I spoke with my owner, and he says another party has to agree fully on it. We took the flat together and paid an equal share in the deposit. But now everyone doesn’t want to terminate it.

    There is no bar that some of you can terminate the agreement. In that case, the entire agreement will be terminated and a new Agreement with the remaining tenants will have to be made. The share will be divided with the remaining tenants or new tenants will have to be inducted with the permission of the Owner-Landlord.
